PROJECT MANAGEMENT
Our Scope of Services are as follows:-
1. Preliminary services
- Assisting the Client in the appointment of all consultants on board.
- Development of the Master Programme in consultation with you and the Architect.
2. Design management services
- Assisting the Client in the design development process to achieve the project time, cost and value objectives.
- Reviewing in collaboration with the Client and the consultants the adequacy of the development plans.
- Monitoring all necessary application for planning and building approvals with the authorities.
- Monitoring design work progress and liaison between consultants.
- Assisting the consultants in KM1, KM2 and BP submission/liaison with the authorities.
- Producing Feasibility Study and Cashflow.
- Assisting the Client in appointment of marketing agent.
- Assisting the Client in procurement of Advertising Permit/Developer License.
- Providing advice in marketing matters like promotion gadgets, model making, perspective and animation, advertisement etc.
3. Contract documentation services
- Advising the Client on the consultants' recommended contractual arrangement and packaging.
- Monitoring the preparation of contract documentation.
- Advising the Client on the evaluation and analysis of tender done by the consultants.
4. Contract management services
- Continue monitoring all works by the team of consultants and contractors.
- Managing the project to meet time, cost and quality objectives.
- Monitoring of overall site construction with view of forecasting problems for prevention purposes.
- Close monitoring of all potential cost and time variation to the contracts.
- Recommending payments of in-house construction/site manager/clerk-of-work.
5. Post-construction management services
- Monitoring the receipt of all as-built drawings, guarantees and warranties by the consultants/specialists.
- Monitoring on Client's behalf, if necessary, the main contract final account.
Past Experiences
The Principal involved in the capacity of General Manager/Project Director in Iskandar Waterfront projects like Danga Island, Danga Utama, Lot 49 Danga Height, MB Builders projects like Desaru Utama, M Condominium, Pandan Residence 1 & 2, The Seasons @ Johor Jaya, a mixed development of serviced apartment, hotel and office at Jalan Balau (Taman Melodies), industrial factory development at Ulu Tiram (i-Seasons Industrial Park).
He ever worked for Kimlun Sdn Bhd, a subsidiary of Kimlun Corporation Berhad as Business Development Manager. He involved in various business development activities in construction, property development (Molek Pines 3, Austin Regency), agriculture (bamboo, castor oil, palm oil) and others, setting up spun pile factory, hollow core slab factory and light weight wall panel factory, sourcing joint venture partners in Singapore and Malaysia, preparing cashflow and feasibility study, involved in merger and acquisition negotiation, preparing contracts, providing legal advice, setting up new precast facilities, sourcing clients for crushed rock materials (source: Sri Pulai Quarry) in Singapore, providing project administration services, acting as ISO Quality Manageemnt Representative.
He worked for a few international companies like Chiyoda Corporation (projects: Shell Petroleum Long Residue Catalytic Cracker at Pulau Ular, Singapore & Kureha Chemical Plant at Pulau Ayer Merbau (now Jurong Island), Singapore), Dragages et Travoux Singapore (Ritz Carlton Mellinium Hotel, Singapore), Multiplex Holdings (S) Pte Ltd (Addition and Alteration of the Promenade, Singapore) and Hong Fok Corporation's subdiary Maincon (S) Pte Ltd (the Concourse at Beach Road, Singapore).
He also involved in other projects like Desaru Impian (now Lotus Desaru), Taman Permata, Perling and Bandar Putera Indah, a township project at Tongkang Pechah, Batu Pahat.
